This week in Spanish Property

The top 3 updates and market moves in Spanish property this week:
  1. Foreign buyers just hit a record share of the Spanish market

Foreign buyers accounted for 15.98% of all Spanish home purchases in Q2, the highest share ever recorded, with more than 26,800 transactions. Spanish buyers went the other way, falling almost 4% over the same period.

  2. Spanish house prices just fell for the first time in nearly four years

Asking prices dipped 0.3% in August, ending a 43-month streak of consecutive national increases. The drop was almost entirely Madrid, where prices fell 1.5% in a single month.

  3. Mortgage rates in Spain are climbing again

The average Spanish mortgage rate rose from 2.762% in January to 2.986% by May, with Euribor now near 2.8% after falling for two years.

Bueno Tax

Some foreign owners might not be aware of the national tax obligations related to their property in Spain. Non-residents pay both local property taxes and a national tax.

Bueno can assist with your national tax returns, the annual tax return (imputed income) for 2025 is soon due, our fee starts from little as €50.

If you have unpaid tax for previous years (2021-2024) we can assist with the tax reporting and payment of the outstanding tax.

Homeowners' Association Rules: What Foreigners Need to Know in Spain

Buy an apartment in Spain and you automatically join the Comunidad de Propietarios. It sets the rules, votes on the budget, and decides what the building spends money on. Most foreign owners find this out after the first bill arrives.

Key topics covered:

  • How community fees are calculated and why penthouses pay more

  • What happens if you vote against a major improvement

  • Who runs the community and how decisions get made

  • Why unpaid debts pass to the next owner, not the last one

  • What you can do if you disagree with a vote

Region Spotlight: Costa Blanca in Focus

Alicante province hit a record €2,759 per square metre in August, rising 0.5% while Madrid fell 1.5%. Foreign buyers now account for 44.65% of all purchases in the province, the highest share in Spain.

Coastal demand is holding firm even as the capital cools. If you own here, the market is still moving in your direction.

💬 Reader’s Question

Q: My community sent a bill for building work I never agreed to. Do I have to pay it?

In most cases, yes. This surprises a lot of foreign owners.

Spanish community decisions are made by majority vote at the annual meeting. Once passed, the cost applies to every owner in the building, including those who voted against it and those who were not there. Not attending does not exempt you.

The bigger risk is not seeing the bill at all. Community notices go out by post, in Spanish, with as little as three days' notice for meetings. Miss enough of them and unpaid fees can lead to legal action against the property itself.

Simple steps to stay safe: Make sure the administrator has an email address you actually check. Vote by proxy if you cannot attend. Set up a direct debit so fees are never missed.
