This week in Spanish Property
The top 3 updates and market moves in Spanish property this week:
Spanish rents just hit another all-time high
Rents reached a record €15.3 per square metre in June, up 4.2% year on year, as long-term supply stays tight. If you rent out your Spanish property, demand remains firmly on your side.
Malaga is now Spain's second most expensive place to rent
Malaga has overtaken Madrid, with only the Balearic Islands recording higher rents. If you own on the Costa del Sol, your rental just became more valuable.
Madrid homes are taking longer to sell
The share of Madrid homes selling within a week has fallen from 22% to 16% this year, with the average asking price now at €608,438. Demand is shifting to affordable commuter cities, where well-priced homes still sell in days.

What is Nota Simple and Why Is It Crucial for Buyers?
Before you sign anything for a Spanish property, one document tells you what the seller might not.
The nota simple reveals who really owns the property, what debts are attached to it, and whether the boundaries match what you have been shown. It costs around €10 and can save you from a very expensive mistake.

What a nota simple is and what it reveals
Why you need it before signing the arras contract

Trends in Spanish Property Market
The numbers, trends, and insights that matter most to your Spanish property investment:

Seven buyers for every home
Spain now has roughly seven potential buyers for every property on the market, double the ratio of three years ago.
Homes completed in 2025 fell to around 81,000 against 180,000 new households formed, so the imbalance keeps working in owners' favour.

Alicante prices up 18.3%
Tinsa data shows Alicante province prices rising 18.3% year on year, with Benidorm reaching €2,786 per square metre.
Sales volumes actually cooled 7.7% in the same quarter, the classic sign of a market where scarce supply keeps pushing values up.

💬 Reader’s Question
Q: I only rent out my Spanish property in July and August. How does that change my tax filing?
You file twice. This is the part most part-time landlords get wrong.
For the weeks the property was rented, you declare the actual rental income. For the rest of the year, when it sat empty or you used it yourself, you owe imputed income tax on those days instead. Two different calculations, one property, both mandatory.
Many owners file one and not the other, assuming the rental declaration covers the full year. It does not. The tax authority treats every non-rented day as taxable, and a missing filing accumulates penalties quietly in the background.
Simple steps to stay safe: Keep a record of exactly which days the property was rented. Declare rental income for those days and imputed income for the rest. Check both filings are done every year you own the property.
Bueno handles both filings for non-resident owners, start to finish, so nothing gets missed.
